To submit an application to rent this apartment, print and complete the Tenancy Application Form and submit to Scott Jantzen either in person at 216-9th Street in Winkler or digitally to Feel free to call or text Scott at 204-312-0989 to make arrangements or obtain further information. The selected tenant will be required to sign the Tenancy Agreement and agree to the following rules:
  1. Timely payment of rent on the first day of each and every month. __________
  2. The tenant may elect to make payment by way of post-dated cheque or electronic transfer (email to __________
  3. The tenant agrees to use the premises for residential purposes only and will not conduct any business in or from their premises. __________
  4. The tenant will not damage or cause damage in any form to the rental unit and property. __________
  5. The tenant will maintain the rental unit in good repair, condition, and ensure that the unit and common areas are clean. It is the tenant’s responsibility to keep the stairs to the apartment clean and clear of snow. __________
  6. The tenant acknowledges and agrees not to allow anyone to reside in the unit, for any length of time, who is not listed as a tenant or occupant. __________
  7. When the tenant is comprised of more than one person, the obligations of the tenant and occupants are to be joint and several as between all of those tenants/occupants residing in the unit. __________
  8. The tenant agrees to conduct himself/herself in a respectful manner, not disturb others, not endanger the safety of others, make sure that the people they allow into the rental unit do not cause damage, disturb or endanger the safety of others. __________
  9. Anyone you allow into the rental unit, whether you know them or not, will be considered your guest and you will be responsible for them. __________
  10. The tenant agrees not to carry on, or allow to be carried on, any illegal activity in the rental unit. __________
  11. The tenant agrees to immediately notify the landlord of all necessary repairs, running toilets, leaky faucets, etc. __________
  12. The tenant agrees to not assign or sub-let his/her rental unit without permission from the landlord. __________
  13. The tenant agrees to not make any alterations, additions, or improvements, locks included to the rental unit without permission from the landlord. __________
  14. The tenant agrees to not drive any nails or screws into walls, floors, and ceilings except for small size picture hanger nails or push pins. 
  15. The tenant acknowledges that the landlord must have reasonable access to the unit at all times with appropriate notice. __________
  16. The tenant agrees to give the landlord a minimum of (1) full month notice when terminating the tenancy. __________
  17. The tenant agrees not to allow any pets or animals in the rental unit at any time. __________
  18. The tenant agrees not to smoke in the rental unit at any time. Smoking is allowed on the balcony at the top of the stairs. ___________
  19. The tenant agrees to affix protective felt pads to the legs of all furniture to prevent damage and scratching to hardwood floors. ____________
  20. The tenant acknowledges their rent does not include use of yard and common spaces. __________
  21. The tenant acknowledges their personal mail will be addressed to 216-9th Street, Winkler, MB, R6W 1W5, which is a shared mailbox. The landlord will sort mail and put the tenant's mail into the mailbox located at the bottom of the stairs. __________
  22. The tenant agrees to putting their garbage into the garbage can on the driveway.________
  23. The tenant agrees to place recyclables in blue bags and store in the garage for removal by the landlord._________

                                                I understand that failure to abide by the rules and conditions will result in the termination of the agreement and the tenancy. Dated this ___ day of ________2014.
